Many Landlords tell me that they have been asked by their managing agent to install a domestic smoke alarm system in their properties to BS5839. But what exactly are the requirements for a rented single dwelling?
Smoke Alarm Requirements For Landlords
BS5839 recommends a Grade D1, LD2 system is installed as follows:
Grade D1: A system of one or more mains powered detectors, each with a tamper-proof standby supply consisting of a battery or batteries. This means detectors connected to the electrical supply of the property with a tamper-proof battery so this precludes 9V alkaline batteries being used as they can be disconnected quite easily.
LD2: Detectors shall be installed in the following areas - Escape routes and high risk areas, such as Hallways, Landings, Kitchen and Living room.
Note: Heat detectors should be installed in every kitchen. A smoke detector should be installed in the principal habitable room. Where more than one room might be used as the principal habitable room, a smoke detector should be installed in each of these rooms.
Carbon Monoxide alarms should also be installed in rooms containing fuel burning appliances such as boilers, fireplaces and wood or gas burning stoves or log burners.
